A professional appraisal is accepted as an accurate evaluation of a property’s value to ensure that you are compensated fairly in some of life’s situations.

    A significant part of an investor’s analysis on a potential investment property is the purchase price. An appraisal is a valuable tool to ensure that the offer price is for fair value so that an appropriate return can be made on the investment.     2. Property Inspections

    Appraisals and inspections are often confused by home buyers. Although an inspection is not an official part of the appraisal service, any defects that we find during an appraisal can greatly affect the value of a property.     3. Floor plans and Measurements

    Homeowners may need to get a floor plan and measurement of their home when incorrect square footage is listed with the tax assessor’s office or when you are planning to sell your home. Equity 1st Appraisals has the expertise to create a scale drawing of your home’s floor plan with accurate measurements.

    4. Appraisal Review

    Do you need a veteran appraiser to double-check your appraisal for precision, or provide a second opinion? We can provide different levels of reviews: ranging from a quick professional review using our data sources, or a more detailed field review that also includes visiting the subject property. Even though this is typically requested by banks, a property owner may need to exercise this service if you suspect mortgage fraud related to your property.

    5. Cash Sale Valuation for Realtors

    Process for getting an Appraisal from Equity 1st Appraisals

     

    Step 1. Contact Equity 1st Appraisals, and let us know why you need an appraisal as well as some details about the property

    Step 2. We will be in touch with a quote for your appraisal, and schedule a time to visit the property.

    Step 3. We will spend time in and around your property taking pictures, measurements, and notes. Please visit our How to Prepare for Appraisal page before our scheduled appointment.

    Step 4. Most of the work is done when we get back to the office as we compile our notes and do extensive research on the property and the immediate market.

    Step 5. We will send you an appraisal report that shows the value of your home, and explains in detail how we arrived at that value.

    The entire process takes approximately 5 to 7 days. However, we can accommodate urgent requests if you need your appraisal completed quickly.
