To properly value a manufactured home, E1R – Appraisals must first determine whether it’s real property or personal property. Manufactured homes permanently affixed to foundations are appraised as real property. A manufactured home not permanently affixed to a foundation is considered personal property, and its valuation is similar to that of an automobile. E1R – Appraisals specializes in permanently affixed manufactured homes only, but we can consider non-affixed properties if the current or prospective owner is willing to affix
